Unpaid property taxes
Delinquent taxes and mounting balances can make holding a property difficult. We review known taxes and liens as part of each evaluation.
ROOTED IN NELSONVILLE · SERVING SOUTHEAST OHIO
When unpaid taxes, complicated occupancy, repairs, or an inherited home become too much to carry, a new chapter may be possible. Explore a voluntary transfer to a local property recovery business prepared to evaluate the work ahead.
An honest conversation. A written proposal. Your decision.
ROOM TO MOVE FORWARD
A property can hold memories—and still become more than you can reasonably manage.
Taxes continue. Buildings deteriorate. Maintenance adds up. Vacancy or occupancy problems can demand time and resources you do not have.
For severely distressed homes, known liabilities and recovery costs may exceed what the property can realistically support. Deciding to explore a transfer can be a practical, responsible financial decision. We begin by listening to your circumstances.
NO NEED TO HAVE IT ALL FIGURED OUT
Difficult circumstances deserve a thoughtful evaluation.
Delinquent taxes and mounting balances can make holding a property difficult. We review known taxes and liens as part of each evaluation.
We consider homes with unauthorized occupants. Any occupancy issues must be addressed through lawful procedures.
An inherited home can bring responsibilities your family did not plan for. We consider estate properties when the person transferring has authority to do so.
A home sitting empty can keep costing you money. We consider properties that have been vacant for months or years.
Roof damage, deterioration, and major repairs can be overwhelming. You do not need to renovate before contacting us.
Every property has its own story. Tell us about title complications, deferred maintenance, or other circumstances.
OUR APPROACH
We look at the whole property, including the work it will take to move it forward.
Our evaluation considers actual condition, taxes, title, occupancy, and recovery requirements. Because costs and risks can be substantial, we generally seek acquisitions at low or nominal prices, including voluntary transfers with no purchase payment where appropriate.
We explain proposed terms in writing. Not every property will be a fit, and we do not promise that every home can be rehabilitated. Our aim is an informed agreement that both parties choose freely.
A CONVERSATION, THEN A PLAN
Share the property address and what has made ownership difficult.
We review condition, occupancy, taxes, title, and recovery requirements.
We discuss a written acquisition proposal, with time for questions and independent advice.
If both parties agree, we proceed through the appropriate title and legal transfer process.
OUR COMMUNITY COMMITMENT
Our work begins in Nelsonville and Southeast Ohio—places where homes, neighborhoods, and people matter.
We are interested in improving distressed properties and supporting the long-term health of Appalachian communities. Each opportunity needs its own plan, honest evaluation, and respect for the people affected.
Local roots. A practical way forward.
LET’S MAKE IT CLEAR
We consider them. Taxes, liens, and title issues must be reviewed before we can propose a transaction. A transfer does not automatically erase unpaid balances.
Yes. Tell us what you know about the occupancy situation. We evaluate the circumstances and any necessary lawful procedures; we cannot guarantee a particular outcome or timeline.
No. We evaluate properties in their current condition. Please disclose known damage and safety concerns, and do not enter an unsafe building to gather information.
Our acquisitions generally involve low or nominal purchase prices. In some cases, we may discuss a voluntary transfer with no purchase payment. Proposed terms reflect condition, liabilities, costs, and recovery risks, and are presented in writing for your consideration.
We can consider inherited properties. Ownership and authority to transfer must be established, including any required estate administration or approvals.
No. A deed transfer does not automatically release personal debts, taxes, liens, guarantees, or other obligations. Any allocation of responsibilities must be reviewed and documented, and some matters require creditor or other third-party agreement. You may seek independent legal and tax advice before signing.
No. Contacting us is not an agreement to sell or transfer your property. You may review a proposal, ask questions, seek independent advice, or decline it.
